Why so few finished villas
Phuket villas are almost always sold in phases before construction, and estates often keep building after the first houses are finished. Our Phuket Property Market Report Q3 2026 put the completed share of all projects at 14 percent in its August snapshot, and on our list today finished villas are fewer than finished condominiums.
Some estates on this page are complete with houses still for sale; others are single finished homes sold by their owners. The cards say which.
The finished estates, from the east coast to Layan
The cheapest finished houses are away from the west coast. Anasiri Paklok is a completed Sansiri community of about 259 four-bedroom homes in Pa Khlok, on the calm east side of the island; Phirunda is 17 finished pool villas in Chalong, three-bedrooms of 214 square metres; WamDom Villas is a gated Rawai estate about five minutes by car from the beach.
Further up the price list sit the west-coast estates: Clover Residence, 33 two-storey villas in Cherng Talay opposite Blue Tree and close to HeadStart International School; Erawana Grand, nine four-bedroom villas in Choeng Thale; ISOLA in Layan; and Island Collection, nine two-storey villas of 907 square metres.
What a finished house lets you judge
Walk through the house in the rain if you can. Check the roof, the drainage around the plot, the pool equipment and the air conditioning, and look at how the garden has grown. These are the things off-plan buyers learn about a year after handover, and the ones that decide what the house costs to keep.
Talk to an owner who lives on the estate. How the road, the gate and the shared landscaping are run, and what the estate charges for them, is easier to learn from a neighbour than from a brochure.
Choosing between finished and wanted
Bang Tao (4), Layan (3), Chalong (2) hold the most projects here. Because the list is short, the choice is usually between a finished house in a district you would accept and an off-plan house in the district you want. Decide which matters more before you compare prices.
A family that will live in the house most of the year can often accept a finished estate in Chalong, Rawai or on the east coast; an owner who wants the west-coast beaches and plans to let in season usually pays for the finished estates near Bang Tao and Layan, or waits for an off-plan house there.
Running costs you can see in a finished estate
In a finished estate the annual charge is a real bill rather than a projection. Ask for the last two years of it, what it covered, and whether owners have been asked for anything extra, because that history is the best guide to what you will pay.
The house itself still costs what any house costs, from the pool and the garden to the insurance and each repair, and no shared fund spreads those bills. A finished villa lets you see the age of the pump, the roof and the air conditioning, and price their replacement before you agree a figure.
The lease behind a finished villa
A finished villa is held the same way as a new one: the plot under it is leased, with each registration covering thirty years at most, or owned by a genuine Thai company with independent legal advice. If you buy from an existing owner, the term you inherit is what is left of theirs, so read the registered lease and its remaining years before agreeing a price.
