That CAM line is the one three-bedroom buyers underestimate. It scales with floor area, so the largest format carries the largest fixed charge whether the unit lets or not, and on a 123 square metre median it is roughly three times a studio’s.

What live inventory exists?

Three-bedroom condominium stock in Phuket is thin, and knowing why explains where to look.

Developers build three-bedrooms sparingly because the format maximises floor area per sale rather than sales per building, and the buyer pool is narrower. Where they do exist, they cluster in three situations: the top floors of premium buildings, the larger units in family-oriented schemes near international schools, and duplex or penthouse layouts sold as villa alternatives.

That scarcity is the format’s argument and its risk in the same sentence. Few comparable units means little competition when you let and nothing to benchmark against when you sell.

Where to look in practice. Bang Tao and Layan carry the most, because the corridor’s family demand supports it. Kamala and Surin have a handful at premium tickets. Rawai and Phuket Town have larger units aimed at residents rather than at holiday guests, at materially lower prices.

One practical note: ask what “three-bedroom” means in each building before comparing. Some are genuine three-bedroom layouts; others are two-bedrooms with a study counted as the third, and a family that needs three real rooms will not accept the second.

The format is concentrated in a handful of corridors, because it only works where families and groups actually want to stay and where a building can compete with the villa alternative.

The last row is worth more attention than it gets. The east side of the island, near the international schools and the private hospitals, has genuine demand for large units from relocating families on long tenancies. That is a completely different business from holiday letting: lower rate, near-zero vacancy, minimal turnover cost, and a tenant who stays for years. A three-bedroom there underwritten on monthly rent performs perfectly well and is often the easier asset to own.

The three-bedroom’s real competitor is a villa

This is the format’s defining fact and it changes how you should assess every unit you look at. A guest searching for three bedrooms in Phuket is not choosing between your condominium and a smaller condominium. They are choosing between your condominium and a pool villa at a similar nightly rate.

That comparison is unforgiving in some ways and favourable in others, and knowing which is which tells you what to buy.

Where the condominium wins is on location, services and cost of ownership. A three-bedroom in a serviced building within walking distance of restaurants and a beach beats an isolated villa for a family without a car, and it costs the owner a fraction as much to run because the pool and grounds are shared.

Where it loses is the pool. For a family of six on a two-week holiday, a private pool is frequently the whole decision, and no amount of floor area substitutes for it.

The practical instruction: buy a three-bedroom condominium in a location a villa cannot match, or with a building pool good enough to compete. A three-bedroom in an ordinary building in an ordinary location loses that comparison every time, and its size becomes a cost rather than an advantage.

Turnover economics, which run opposite to the studio’s

The three-bedroom sits at the far end of the trade-off that defines every condominium format. Its cost per changeover is the highest of any: three bedrooms of linen, two or three bathrooms, a full kitchen, and a larger floor area to clean. On a per-changeover basis it is comfortably the most expensive unit in the building to turn around.

What rescues the arithmetic is that it turns around least often. Family and group guests book longer stays, frequently a week or two rather than three nights, and the relocating-family market books in years. Fewer changeovers per year of revenue means that expensive turnover cost is spread across far more nights than a studio’s cheap one is.

The result is that the gap between gross and net is narrower on this format than on a studio, and the two illustrative percentages this sentence used to make the point with are withdrawn: no Phuket yield is published, so neither end of the comparison was measured. The mechanism stands on its own: a studio’s changeover cost is cheap and lands on almost every booking, while a three-bedroom’s is expensive and lands on few, so a larger share of each gross dollar survives to the owner on the larger unit even though the percentage on capital is lower.

Two consequences follow for how you underwrite it. First, average length of stay matters more than occupancy percentage here; ask any manager for both, and treat a projection quoting only occupancy as incomplete. Second, the furnishing budget should reflect longer stays: guests settling in for two weeks need storage, a working kitchen and somewhere to eat together, and those show up in reviews and in repeat bookings rather than in the first night’s rate.

Foreign quota on a large unit, and why it bites here

A foreigner may hold a Thai condominium unit freehold within 49% of the building’s total floor area reserved for foreign ownership. That allowance is measured by area, not by number of units, and it is consumed as foreign buyers register.

On a three-bedroom this arithmetic works against you more than on any other format. A single 120 sqm unit consumes as much of the building’s foreign allowance as three 40 sqm units. Developers know this, and they allocate the quota where it does the most commercial work. Sometimes that means reserving it for the large units that most need international buyers; sometimes it means the opposite, spreading it across smaller stock to sell more units to more foreigners.

Either way, you cannot assume it. Get it in writing before any deposit: how many square metres of foreign allowance the building still has unsold, dated, against your unit number. If you are buying off-plan on a two- or three-year build, establish in the SPA what happens if the quota is exhausted by the time you transfer, because on a large unit that is a real possibility.

The fallback offered is usually a registered lease. It is lawful and it is not the same thing: what the next owner buys is the unexpired term, so the value falls as the term runs down. On a three-bedroom, where the resale pool is already the narrowest of the condominium formats, a shrinking lease term narrows it further. Negotiate the price consequence at signing rather than at handover.

Registering freehold as a non-resident also turns on where the money came from: it must arrive from outside Thailand in foreign currency, with the receiving bank’s FET record in your name, for the correct amount, referencing the property.

Buyer scenarios

Scenario A, the group-rental operator. Targets six to eight guests at a nightly rate competing with villas. Needs three bathrooms or at least two plus a guest WC, a dining table that seats the full party, and a building whose pool photographs well. Should model on longer average stays and fewer changeovers than a smaller format, which partly offsets the higher turnover cost per changeover.

Scenario B, the relocating family. Buying to live in rather than let. School run, storage, a workable kitchen and a second living area matter; yield tables do not. Worth noting because this buyer is a meaningful share of the three-bedroom market and reads investment guides anyway. For them the building’s services and walkable location are worth more than a private pool.

Scenario C, the part-time owner with grown children. Uses the property several weeks a year with extended family, lets the rest through a manager. The format works well here because the same features that suit their own use, space, bathrooms, a real kitchen, are what family guests pay for. Should read the owner-usage clause carefully if entering a pooled programme, since peak weeks are usually blacked out.

  • Bathroom count and layout can make or break it, and neither is fixable later

Red flags on a three-bedroom purchase

  • Fewer than two bathrooms. Three bedrooms and one bathroom is unlettable at family rates and cannot be corrected.
  • A third bedroom without a window. Legal in some layouts, and it will appear in reviews.
  • A building pool that does not photograph well. You are competing with villas that have private ones; the shared pool is your answer to that.
  • A guest cap in the house rules. Some buildings limit occupancy per unit regardless of bedroom count, which removes the group-rental case entirely.
  • Foreign quota assumed. A large unit consumes a large share of the building’s 49% floor-area allowance. Get a dated letter stating remaining square metres.
  • No hotel licence, in a nightly-rate model. A stay shorter than thirty days is hotel business under the Hotel Act B.E. 2547 (2004) and needs the licence; the building’s own regulations bind separately from it.
  • A yield comparison against a one-bedroom on percentage alone. Different format, different business, different guest.

Insider tip: check whether the third bedroom can plausibly be sold as a study or a second living area. Units that read as “two bedrooms plus a flexible room” reach both the family market and the couple-relocating market, which is a materially wider pool than three bedrooms alone. It costs nothing to furnish it that way and it widens both your rental and your resale audience.

Seasonality and school holidays

At three bedrooms the calendar belongs almost entirely to families and groups, which makes it the most concentrated of any condominium format.

The peak is a handful of weeks. School holidays in Europe and Australia, Christmas and New Year, and Easter. A three-bedroom fills those at rates well above anything a smaller unit reaches, and in a good year they carry most of the annual income.

The rest of the year is thin. Outside the family weeks the guest who needs three bedrooms is rare, and discounting does not create one: a couple will not book a three-bedroom because it is cheap; they will book a one-bedroom.

So the low season decides the return. Two routes work: a monthly or term let to a resident family, or accepting that the unit is a lifestyle asset that earns in a defined window. The first is a business; the second is a legitimate choice that should be made with open eyes rather than by default.

Plan your own weeks around this. Personal use in the family peak is the most expensive use you can make of the asset, and personal use in September costs almost nothing.

Foreign quota mechanics

The 49% is measured by total floor area, which makes it a sharper constraint on a three-bedroom than on any other format.

A single three-bedroom can consume the allocation of three or four studios. In a building where the foreign side is filling, the large units are the first to become unavailable in freehold, often while the sales office is still describing the building as having quota.

What to obtain: a dated letter from the juristic person, naming your specific unit and stating the remaining foreign floor area in square metres. A statement about the building answers a different question.

When it is consumed: at registration, not at reservation. Another buyer who transfers before you takes the allocation, whoever reserved first.

What to do if it is gone. The usual alternative is a registered lease over the unit, a fixed term rather than a permanent interest, with a narrower resale market. On a three-bedroom, where the buyer pool is already narrow, that combination compounds. Weigh it deliberately.

One thing worth checking early: how much of the building’s foreign allocation the other large units have already taken. In a building of mostly big units, the quota is structurally tighter than the headline percentage suggests.

Management and cleaning fees

Both scale with the unit, and on a three-bedroom they are large enough to change the yield rather than trim it.

Cleaning is the visible one. A three-bedroom turnover takes materially longer than a studio’s, and the fee reflects it. Where the unit lets for a week at a time this is manageable; where it lets for two- and three-night stays, the cleaning cost per booking becomes a significant share of the rate. Ask for the actual per-turnover figure for a three-bedroom, not the building’s headline cleaning charge.

Linen and consumables follow the same pattern: more beds, more bathrooms, more of everything replaced on a cycle.

Management percentage does not fall as the unit grows, so the absolute fee rises with the rate. That is not unreasonable, but it means a percentage point of negotiation is worth more here than on a smaller unit.

Maintenance is the one people forget. Three bedrooms means three air conditioning units on a servicing schedule, and a family-sized kitchen and appliance set that takes heavier use than a couple’s.

Model these as annual figures rather than per-booking ones, and against the realistic number of bookings a three-bedroom gets rather than a studio’s. Choosing an operator is covered in how to choose a property manager.

What is on the record is the position: 10,000,000 THB is close to the entry for a three-bedroom in Bang Tao (10,200,000) and Layan (10,348,800), so at this level you are buying the smallest three-bedroom in a premium corridor rather than a trophy unit, the Bang Tao three-bedroom median is 30,400,000.

Island medians: 23,195,200 THB at 123 sqm, rising to 30,400,000 in Bang Tao and 27,146,250 in Layan. Villas do compete in this range: the island villa median is 29,800,000 at 370 sqm, and the condominium wins on foreign freehold simplicity, which a villa on land cannot offer at all.

Bang Tao has by far the deepest, at 254 priced three-bedrooms, followed by Layan at 104 and Kamala at 92. Kata has six. Patong has none on our list at all: the area holds 202 priced apartments in two schemes, of which 149 are one-bedrooms, 44 studios and 9 two-bedrooms. Nai Yang (22), Nai Harn (21), Chalong (20) and Rawai (16) hold small pockets.
