It works, and the first question is not how but whether. Short-stay letting of a Phuket condominium is legal in some buildings and not in others, and that is decided before any question of platforms, pricing or management.

Two separate rules apply, and both must be satisfied.

The Hotel Act treats accommodation let for stays under 30 days as hotel business, which requires a hotel licence. A building without one cannot lawfully offer nightly stays, whatever the owner or the platform allows. Some Phuket condominiums hold a licence and are built and marketed for exactly this; many do not.

Separately, the condominium’s own house rules, set by the juristic person, can prohibit or restrict short lets regardless of the licence position. A licensed building whose owners have voted against nightly letting is closed to it.

So before modelling any income: ask for the hotel licence position in writing, and ask for the house rules. Not a salesperson’s assurance that “everyone does it here”: some do, and some have been stopped.

The pooled option differs from the others in an important way: distribution may be calculated across all participating units rather than on your own unit’s bookings. Finally: photograph the unit properly and furnish it for the guest you want. In a building where dozens of similar units compete on the same platform, the listing quality and the review score decide the rate more than the floor plan does.
