Very little, and it is worth saying plainly. At roughly $31,000 this sits below the practical floor for a foreign-quota condominium unit anywhere on the island. Realistic entry starts nearer 2.4 to 3 million baht for a compact studio in Kathu, Phuket Town or the east.

Usually leasehold rather than freehold, older stock, or a unit outside a registered condominium, none of which gives a foreigner the ownership most buyers assume they are getting. Establish the title position before anything else.

The 49% foreign quota is measured by a building's total floor area and developers attach it where it does the most commercial work, which is rarely the cheapest stack. At this level a foreign buyer is generally offered a lease.

Either wait and add to it, or accept a lease with the price reflecting that. A registered lease is worth close to freehold on day one and demonstrably less at year twenty, so the discount should be visible in what you pay.

Only long-stay, and modestly. There is no realistic nightly market for stock at this price, and the fixed cost of each changeover would consume most of the revenue. Underwrite a monthly tenancy or treat it as a personal base.
