Phuket Property for Families: Schools, Safety and Which Areas Work
For a family, the property decision in Phuket is downstream of the school decision, and it is not close. School fees at an international school here will typically exceed the difference in rental yield between any two areas you are choosing between, and the daily school run will shape your life far more than the beach will. Choose the school, then draw a circle around it.
Where the international schools are, and what that means for area choice
Phuket’s international schools are not clustered together. They sit in three separate parts of the island, and each one anchors a different property market.

That table is the most useful thing on this page. A family committed to BISP is looking at the east side of the island, not the west-coast beaches, and will find prices markedly lower there. A family at HeadStart’s Cherng Talay campus is in the premium west-coast corridor and will pay accordingly. A family at UWC is looking north, inland, at the cheapest of the three.
The mistake to avoid is choosing a beach postcode first and discovering the school run afterwards. Phuket is small on a map and slow in practice; a cross-island commute twice a day in traffic is a materially worse life than a fifteen-minute one, and it is a decision you make once at purchase and live with for years.
Healthcare, which families ask about second and should ask about first
Phuket has genuine private hospital capacity, concentrated around Phuket Town and the centre of the island: Bangkok Hospital Phuket, Siriroj and Dibuk among them. Standards at the private hospitals are high and international insurance is widely accepted.
The relevant point for property choice is again geographic. The hospitals are central and eastern, not on the west-coast beaches. A family with a young child or a medical consideration should measure the drive from a shortlisted property to the emergency department at a realistic hour, and should know that the same journey in high-season traffic takes considerably longer than the map suggests. This is another factor pulling family buyers toward the centre and east rather than the beach corridors.
The calendar problem, stated plainly
A family whose children are in school elsewhere can only use a Phuket property during school holidays, which fall in the northern-hemisphere summer and at Christmas. Christmas is Phuket’s peak week, the single most valuable week of the rental year. Summer is Phuket’s monsoon low season.
So a family buying for holiday use is either giving up the most lucrative week of the year or visiting in the rainy season. There is no clever way around this, and it is worth confronting before purchase rather than after. If you enter a hotel-managed rental pool, the Christmas week will almost certainly be blacked out for owners entirely.
A family relocating to Phuket rather than visiting has no such problem, and that is a genuinely different purchase: it is a home, the yield question is secondary, and the school and hospital geography above is the whole of the decision.
What to check before buying
- Confirm a school place before you buy near a school. The good schools have waiting lists and year-group constraints. A property chosen for a catchment you cannot get into is an expensive mistake.
- Drive the school run at 07:30 and 15:30, in high season if you can. Not at midday on a viewing trip.
- Pool safety. A private pool with no fence and a small child is the risk that matters most and gets discussed least. Ask what can be installed and whether the estate permits it.
- Beach conditions where you would actually swim. West-coast beaches fly red flags through the monsoon and rip currents are the leading cause of visitor drownings. Kamala and Nai Harn are calmer than most; Kata and Karon are surf beaches in season.
- A unit large enough to let long-term. Family-sized stock lets well to other families and to long-stay expats, which is the steadier market and the fallback if nightly letting is restricted. Stays under 30 days are hotel business under the Thai Hotel Act without a licence, and house rules bind independently.
