Phuket Property for Golfers: Course Proximity and What It Costs
A golfing buyer’s map of Phuket looks nothing like a beach buyer’s map. The island’s courses are clustered inland and to the north, in Kathu and along the airport corridor, which are among the cheaper parts of the island rather than the most expensive. For once, the lifestyle priority and the value opportunity point the same way.
Where the courses actually are
Phuket has an unusually strong golf offer for an island its size, and the courses sit in three distinct clusters. Knowing which cluster you want narrows the property search faster than any other criterion.

The Kathu cluster is the one most golfing buyers overlook and the one that most often suits them. Two courses, a genuinely central position with quick access to both Patong and Phuket Town, and property prices well below the west-coast corridors because there is no beach. If your week is structured around tee times rather than sunsets, that trade is favourable.
Laguna is the opposite proposition: golf inside a resort estate, walkable from your door, at west-coast prices. It suits a buyer who wants the course as one amenity among several and is paying for the estate as a whole.
Season, and what it means for owner use
Golf is playable year-round in Phuket, but the dry season from November to April is when the courses are at their best and the humidity is manageable. That is also the property high season, which creates the conflict that surfing buyers happily avoid: the months you most want to be here are the months your property earns most.
There is no way to engineer that away, but there are two sensible responses. The first is to accept it and buy primarily for use, treating rental income as an offset rather than a return. The second is to concentrate your visits into the shoulder months of April, May and October, when the courses are quiet, green fees soften and the property’s earning calendar is less valuable.
If you plan to enter a managed rental programme, read the owner-usage clause before you commit. Hotel-operated pools typically allow thirty to sixty owner nights a year with the peak weeks blacked out entirely, and those blackout weeks are the dry-season weeks you are buying for. A private manager on a straightforward commission gives you control of your own calendar at the cost of doing more of the work.
What golfers should check that other buyers do not
- Drive time to your course at the hour you play, not at midday. Phuket traffic between Kathu, Patong and the north is materially worse at eight in the morning than a map suggests.
- Membership structure and whether it attaches to the property. Some estates bundle playing rights; most do not. If a residence is being sold on golf access, establish whether that access is contractual, transferable, and what it costs annually.
- Storage and a buggy or car. Clubs, shoes and a trolley need somewhere to live. Kathu and the airport corridor are car-dependent in a way the beach corridors are not.
- Whether the property lets when you are not in it. Inland Kathu has a thinner holiday-rental market than the west coast, and a strong long-stay market instead. That usually means a monthly tenant rather than nightly guests, which is steadier but harder to combine with your own use.
- The short-let position in writing. Stays under 30 days are hotel business under the Thai Hotel Act without a licence, and house rules bind independently. Confirm both before modelling nightly income.
