Phuket Property Under $100K in 2026: What Can You Buy?
Under $100,000 is the entry floor of the Phuket market, and it is a real band rather than a marketing one. What it does not buy is a west-coast beach postcode, and being clear about that from the outset saves a great deal of disappointed viewing.
What under $100K actually buys in 2026
At this level you are buying a studio, occasionally a compact one-bedroom, and you are buying it away from the premium west-coast beaches. The stock that clears under $100,000 sits in Patong’s older buildings, in Kathu, in Phuket Town and in the eastern and northern parts of the island. Bang Tao, Surin, Kamala and Laguna do not have inventory here, and any listing claiming otherwise is worth reading twice.

Two projects illustrate the floor of the market rather than defining it: entry stock has appeared in Bang Tao at 2.43M THB and in Kathu at similar figures, both around $74,000 at 32.7 to the dollar. Those are the smallest units in their buildings, and the floor area attached to the price is the thing to confirm before anything else.
The yield question at this budget
Gross yield percentages are highest at the bottom of the market, which is the single most quoted fact about this band and the most misleading one. A studio at $95,000 letting at a modest nightly rate can show a strong percentage. What the percentage conceals is that the deduction stack does not shrink with the price.
Cleaning a studio between guests costs roughly what cleaning a one-bedroom costs. The OTA commission is a percentage of a smaller booking. The management fee has a floor below which no manager will take the unit. On a small, low-priced unit those fixed costs consume a larger share of revenue than they do further up the market, so the gap between gross and net is widest exactly here.
The practical consequence: at this budget, management quality decides the outcome more than location does. A well-run studio in an ordinary building outperforms a badly run one in a better postcode, and the difference is several percentage points rather than a rounding error.
What to check that matters more at this price
- Floor area, in square metres, on the price list. At the bottom of the market the price is low because the unit is small, not because the location is cheap. Establish whether the stated area is saleable area or includes balcony and common allocation.
- The building’s age and sinking fund. Under $100,000 often means older stock. An underfunded sinking fund on a building needing lift or facade work becomes a special assessment, and on a small unit that assessment can be a large fraction of a year’s rent.
- Whether the foreign quota is attached to your specific unit. Developers allocate quota where it is most needed commercially, which is not always the cheapest stack.
- Whether the unit is genuinely lettable. A studio in a building that prohibits short lets and has no long-stay demand is a holiday home, not an investment.
Ownership rules, and why they bite hardest at the bottom
A foreigner may hold a condominium unit freehold, but only within the 49% of the building’s total floor area reserved for foreign ownership. Because the quota is measured by area and allocated commercially, the cheapest stack in a building is often the last place a developer attaches it. At this budget, “is freehold available for this specific unit” is the first question, not the last, and the answer should arrive as a dated letter stating remaining square metres.
Land is closed to foreign freehold entirely, so nothing at this budget is a house you own outright on land you own outright. Freehold registration by a non-resident also requires the funds to arrive from abroad in foreign currency with an FET record from the receiving Thai bank.
If your yield model assumes nightly letting, check two things: stays under 30 days are hotel business under the Thai Hotel Act without a licence, and the condominium’s house rules can prohibit short lets regardless. On a small unit with thin nightly demand, this often settles the question in favour of long-term letting anyway.
