Under $250,000 is where the premium west-coast corridors open properly rather than at their margins. The question stops being what you can afford and becomes which trade-off you prefer.

The choice this budget presents

At a quarter of a million dollars you can buy a large, well-specified unit in a good but not premium area, or a smaller unit in Bang Tao, Cherng Talay or Surin. Both are defensible. They are not the same investment and they suit different buyers.

The resale row usually decides it. A premium-corridor unit is visible to buyers in Europe, the Gulf and Australia; a secondary-corridor two-bedroom sells to a narrower group. If you might need liquidity within five to eight years, that difference is worth more than twenty square metres. If this is somewhere you intend to spend months at a time for the next fifteen years, it is not.

What changes about the product at this level

Two things improve materially between $200,000 and $250,000, and neither is floor area. The first is finish: at this level a developer can afford proper kitchen and bathroom specification rather than the cheapest compliant option, and that shows up in both nightly rate and maintenance cost. The second is amenity: buildings in this band tend to have a genuine pool, gym and lobby rather than a token one, which matters because guests photograph them and compare.

The corresponding cost is CAM. Amenity-heavy buildings charge more per square metre per month, every month, for facilities you may use four weeks a year. That is money well spent if the amenities drive your rate and pure cost if they do not. Ask what the CAM rate is and what it covers before you decide the amenities are free.

Checks that matter specifically at this level

  • The CAM rate per sqm per month, and its history. Amenity buildings cost more to run and the rate rises. Ask what it was three years ago.
  • Whether the premium corridor unit is genuinely in the corridor. “Bang Tao” is used loosely, and the difference between a ten-minute walk and a ten-minute drive to the beach is most of the rate premium you are paying for.
  • The building’s short-let position in writing. At this budget the yield case usually assumes nightly letting. Confirm the licence position and the house rules.
  • Comparable resale evidence. Ask what units in the same building have actually transacted at, not what they are listed at.

Ownership, and the one clause that differs by corridor

The national rules are the same everywhere: condominium units are available to foreigners freehold within 49% of a building’s total floor area, measured by area and confirmed in writing before deposit; land is not available freehold at all; and freehold registration by a non-resident requires funds from abroad in foreign currency with an FET record.

What differs by corridor at this budget is the short-let position. Premium-corridor buildings in Bang Tao and Cherng Talay are frequently designed and licensed with holiday letting in mind, because that is what their buyers want. Secondary-corridor buildings, particularly those serving a resident population, more often carry house rules restricting it. Since the whole case for paying the premium-corridor price is usually the nightly rate, and the whole case for the secondary corridor is space for long-stay tenants, the licence question maps directly onto the choice this page is about.

Stays under 30 days are hotel business under the Thai Hotel Act absent a licence, and house rules bind independently of it. Ask for both in writing, for the specific building, before you decide which side of the trade you are taking.

Walk the route to the sand at the hour guests would walk it. The rate premium in Bang Tao is largely a walking-distance premium, and a unit ten minutes' drive from the beach should not be priced as though it were ten minutes' walk.
