The fund transfer is where most avoidable delay sits. A wire sent on a Friday afternoon can lose a week to conversion and FET issuance. Banks conduct source-of-funds verification, more thoroughly above larger thresholds, and that adds days rather than hours.
Why off-plan is measured in years
An off-plan purchase adds three stages that a completed purchase does not have: the construction period itself, typically 18 to 36 months and historically prone to running six to eighteen months late; the registration of the building as a condominium juristic person, which can take one to three months after construction finishes; and only then the same transfer process as above.
From reservation to holding a title deed, two to four years is the realistic range for most Phuket projects. Budget calendar time, not just transfer day.
What to do about the delays you can control
Book the Land Department appointment provisionally as soon as the SPA date is agreed, rather than after signing. In high season, appointment availability is the single largest source of calendar slippage, and a provisional slot moves far more easily than a new one is found.
Start the FET process two weeks before you need it. The certificate must be in your name, for the correct amount, referencing the property. Errors delay the entire registration, and they are corrected slowly.
Engage the lawyer before the reservation, not after. Due diligence that starts on day one runs in parallel with the fund transfer. Due diligence that starts in week three runs after it.
If you are overseas, prepare the power of attorney early. It generally needs notarisation and legalisation, which takes time in your own country and cannot be rushed from Thailand.
