Two things follow, and both are useful.

The first is that plot quality is not being charged for. Whatever separates the five plots (aspect, level, privacy, what each backs onto, how far each sits from the entrance) costs nothing extra. Walk all five before choosing. It is an hour, and on a scheme priced this flat it is the only decision that will still be visible when you sell.

The second is that the rate itself is low for a villa in Cherng Talay. At around 74,000 THB per square metre you are buying a great deal of floor area cheaply, and it is worth being clear that cost of ownership follows floor area rather than bedroom count. A 631 square metre house costs what a 631 square metre house costs to cool, clean, maintain and eventually re-roof, regardless of what you paid for it.

Five bedrooms on 631 square metres is a letting product

A family of four or five does not use five bedrooms, and very few resident buyers want to run a house of this size. The format points squarely at group and multi-generational letting, which is the least seasonal and least price-sensitive part of the Phuket villa market because those bookings are planned months ahead.

The format only works, though, if the rooms are genuinely comparable. A five-bedroom villa where two rooms are visibly inferior lets as a three-bedroom with overflow, at a three-bedroom rate, and the guests notice on arrival rather than at booking.

So walk the plan with a group booking in mind. Count the en suites. Look at whether every bedroom has a window worth having and whether any of them reads as a staff or children’s room. Check that the living and dining space can actually seat ten people at once, because a five-bedroom villa that sleeps ten and seats six is a recurring complaint rather than a design detail.

Then ask for achieved weekly high-season rates on comparable five-bedroom villas in Cherng Talay and Bang Tao, and ask what the low season looks like for the same houses. Group letting holds up better than nightly couple letting out of season, but it does not hold up completely.

What a 631 square metre house costs to run

This is the number most likely to be underestimated, and it is worth getting from two sources rather than one.

Cooling a floor plate of this size through the hot months is a serious monthly figure, and the plant that delivers it is a capital item on a replacement cycle. A roof of that span is a large sum when its own cycle arrives. Grounds proportionate to the house grow continuously in this climate rather than seasonally, so maintenance is a year-round wage rather than an occasional visit. Cleaning between guests scales with floor area and bathroom count, not with how much of the house was used.

Ask the developer for its annual estimate per villa. Then ask an independent villa manager working in Cherng Talay what they would quote for a house of the same size and specification. The gap between those two figures is the most informative number in the whole transaction, and it never appears in the marketing.

Ask separately what the five households pay between them for the access road, the gate, the lighting and any shared landscaping, and what the developer covers while villas remain unsold. On a five-plot scheme, one unsold villa is twenty per cent of that budget.

Ownership

A foreigner cannot hold freehold title to land in Thailand, and a villa is not a condominium unit, so the 49% quota has no bearing here. What is being sold is a registered lease over the plot with the villa itself owned outright in your own name, or land held through a Thai company in which you hold shares.

A lease registers for a maximum of 30 years in a single term, so anything described as longer is that term plus contractual promises about renewal. Have a lawyer of your own choosing read who gives those promises, whether a subsequent owner of the land would be bound by them, and what happens if the counterparty sells or ceases to exist.

The resale consequence is straightforward arithmetic: your buyer acquires only the years that remain, so a lease worth close to freehold at the start is demonstrably worth less two decades in. Build that into the holding period at purchase rather than meeting it at the point of sale.
