Ask a local letting agent what a 35 square metre unit in this part of Bang Tao achieves on a twelve-month lease today, and run that as your base case with nightly letting as the upside rather than the other way round.

Construction risk is gone, which leaves a set of questions that already have documented answers.

Ask what the CAM rate per square metre is now and what it was three years ago, and apply it to your own floor area rather than accepting a monthly figure quoted for an unnamed unit. Ask what sits in the sinking fund and against what schedule of major works: lifts, pumps, roof waterproofing and common-area air conditioning are what generate special assessments, and on a unit at this price an assessment is a large fraction of a year’s net.

Ask for the minutes of the last two annual general meetings, which record what owners actually argued about.

And ask for the foreign freehold quota position as remaining floor area in square metres, confirmed against your specific unit. The 49% is measured by the building’s total floor area rather than by unit count. In a completed building that figure exists today, so there is no reason to accept anything less precise.
