Because every unit of a given type is the same size, the price differences are pure position: floor, aspect, and what the balcony faces. The rate moves from about 107,000 THB per square metre at the bottom to 138,000 at the top, and 138,000 is the ceiling in both layouts, the developer has set a maximum rate and is selling position up to it.

That gives you a usable frame for negotiation. Establish which floor and aspect corresponds to each rate, then decide what the premium actually buys. A higher floor on the same aspect is worth paying for where it clears a neighbouring roofline or lifts you above road noise, and worth much less where it does neither.

At 37 square metres both the one-bedroom formats clear the size threshold at which annual and semi-annual tenancies become workable, which matters more here than in a smaller building. Bang Tao’s long-stay demand from school staff, hospitality management and remote workers is real, it is far less seasonal than the nightly trade, and in a building with this many identical units it is the demand pool least likely to be competed away by your own neighbours.

Reading the payment schedule against a 289-unit build

A building of this size is delivered in one structure rather than in phases, which means the construction risk you carry is concentrated rather than spread. Ask for the payment schedule set against named construction milestones (piling complete, structure topped out, facade closed, common areas handed to the juristic person), and check that each tranche falls after the milestone it is named for rather than before it.

Then ask two questions that a large single-structure build makes more pointed than a small one. What proportion of the 289 units is already sold, since a scheme funded largely by pre-sales depends on continued sales to finish? And what is the developer’s completed record in Phuket, by name, with handover dates you can check against what was originally promised?

What the juristic person will cost you

With 289 units the common areas are substantial and so is the budget that keeps them working: lifts, pumps, the pool plant, corridor lighting, security cover and the landscaping. Ask for the CAM rate per square metre and the one-off sinking fund contribution as separate figures, then apply them to 37 or 55 square metres to get your own annual number rather than a headline monthly figure quoted for an unspecified unit.

Ask as well when the developer hands control of the juristic person to the owners’ committee, and whether the developer subsidises the CAM before that point. A charge that is comfortable in year one and rises sharply in year three is a common pattern, and the way to test for it is to ask what the rate is calculated to cover at full occupancy rather than what is being charged today.

At this level you are looking at the smallest formats in a corridor where land is expensive, so the size makes the price rather than a discount on the location.

Get the floor area in square metres from the price list and establish whether the figure includes balcony and common allocation. Roughly 35 square metres is the threshold that decides whether you reach one demand pool or two, and at the entry end of a Bang Tao building that distinction is frequently the whole investment case.

Then ask whether the unit sits inside the foreign freehold quota. The allowance is measured by floor area and attached where it does the most commercial work, which is often not the cheapest stack. If leasehold is the offer, price it accordingly rather than discovering the difference at transfer.

Competition and the corridor

Bang Tao carries the island’s deepest rental demand and its densest development pipeline, and both matter to an entry-level unit.

The demand means occupancy is achievable. The pipeline means your unit progressively becomes the older option as new schemes complete nearby, and in low season a substantial number of comparable units list simultaneously and discount together.

Ask how many units the scheme contains, how many are already committed to short-let programmes, whether a single operator runs a coordinated block, and what is under construction within a kilometre. Those four answers describe your actual competitive position far better than any yield projection.

Finally, confirm the letting position in writing: the hotel licence, since stays under 30 days are hotel business without one, and the house rules independently. On a compact unit with no long-stay fallback, that answer decides whether an investment case exists at all.
