Villa prices in the north-west

Our Nai Yang property guide gives the median Nai Yang villa as a 280 square metre house at 22 million baht, while our Bang Tao area guide gives Bang Tao’s as 406 square metres at 38,992,000 THB. A house in the north-west is smaller on average, and far cheaper, for a beach of similar calm.

Mai Khao’s long beach sits behind the boundary of Sirinat National Park, which our Mai Khao guide describes as permanently capping beachfront supply, so its villa estates stand back from the shore. The same guide notes that the airport’s runway track shapes prices at the southern end of that sand.

Mai Khao’s estates

The Mai Khao entries are a varied group. Narana Villa Phuket is a community of 56 sea-view pool villas on elevated land between 36 and 94 metres above sea level, with a sports complex of 14,000 square metres and a private park; The Arthur Foresta is a gated group of eight three-bedroom villas in the green Baan Yid area, about 17 minutes from the airport and 10 from the northern beaches; Maison Sky Villas stand on the hills near Nai Yang and Mai Khao; and Mouana Breeze is a completed estate near Mai Khao Beach, with three- and four-bedroom houses of 404 to 433 square metres.

Height brings views and air; it also brings slope, access roads and drainage to check, so walk the plot in the rain if you can.

Coast or Thalang hinterland

A share of this list is not coastal. Villa estates around Thep Krasattri and Pru Jampa in Thalang are filed under Nai Yang although their own cards place them a quarter of an hour or less from the beach and the airport, and one of them, Botanica Wisdom, lets children walk to UWC Thailand.

An inland estate trades the walk to the beach for space and, for a family, the school run. Check each card’s minutes to the beach rather than trusting the label.

Builders and estate sizes

Several names appear more than once on this list, among them Anchan, Botanica and Akara, alongside The Title’s villa estate. Estates range from a handful of houses to several dozen, and the smaller ones depend more on their builder’s record, so ask for a finished estate to visit.

Living near the airport

Nai Yang sits just south of Phuket Airport, and the project cards put the terminal from about 5 minutes away. Our Nai Yang guide covers daily life from there: a large supermarket within a short drive, hospitals in Thalang and further south, and bigger shopping in Cherng Talay and at Central Festival. For an owner who flies in often, the short drive home is the main attraction of the area. TIARA Saku, a gated community of three-bedroom pool villas in Sakhu, is about five minutes from Nai Yang Beach and eight from the airport by its card, which shows how close the beach-side estates sit to the terminal.

Holding a villa in the north-west

Here as everywhere in Thailand the plot stays out of foreign hands: buyers take a registered lease, thirty years at a time at most, or hold through a properly run Thai company. Ask what the estate charges each year, who maintains its road, and whether the lease can be assigned to a buyer if you sell.
