Risks and what to check
Scale is the defining risk here. A 129-villa estate is its own competition. At handover, and again whenever a tranche completes, several similar houses reach the market together and the fastest seller sets the price.
A flat price list hides the differences that matter. Drainage, aspect, road noise and how much sky you actually see vary plot to plot even when the figures do not. Walk it in the wet season if the timing allows.
Hillside costs are structural, not cosmetic. Retaining walls, access gradients and storm water management are the expensive items and the ones a sales visit does not show. Ask for the geotechnical work on your plot specifically.

The price list is unusually flat, and that is informative
The current release is seven two-bedroom villas of 324 square metres from 22.47M THB, twenty-three three-bedrooms of 353 square metres from 25.73M, and four four-bedrooms of 448 square metres from 31.32M.
Converted to a rate those land between roughly 69,000 and 76,000 THB per square metre across every format, a spread of about ten per cent from the cheapest built area in the scheme to the dearest. That is a much flatter list than most Phuket villa developments produce, and it tells you two useful things.
First, plot position is not being priced. In a scheme where one plot carried a materially better outlook or aspect, the list would show it. A flat rate suggests the plots are genuinely comparable, which is credible on a level inland site and much less so on a slope. Verify it by walking several plots rather than accepting the inference.
Second, the choice between formats is close to a pure question of size. You are paying about the same for each square metre whichever villa you take, so the decision reduces to how much house you want to own, heat, clean, insure and eventually resell. That is a simpler decision than most price lists allow, and it argues for buying the size you will actually use rather than the largest the budget reaches.
The three-bedroom is also where the volume is: twenty-three of the thirty-four villas currently listed. That has a consequence for resale. When you sell, you will most likely be selling a three-bedroom into a market where other owners of near-identical three-bedrooms in the same development may also be selling. The two-bedroom and four-bedroom formats are scarcer and, for that reason alone, may prove easier to place.
Nai Yang and the airport corridor
The location is the northern corridor rather than the west-coast beach belt, and it should be underwritten as such.
Demand here is long-stay and corporate rather than nightly holiday: airline crew, airport and logistics staff, families on relocation postings, and residents who want to be minutes from the terminal. That is steadier business than the holiday trade and it has a lower ceiling. Ask what comparable villas in this corridor achieve on annual tenancies, and treat west-coast nightly rates as irrelevant comparables.
Aircraft are the specific local variable. The runway runs roughly north to south with departures over the northern coastline and there is no night curfew, so exposure varies materially from plot to plot within a single development. Two villas at the same rate per square metre can be very different places to live. Visit the particular plot early in the morning and again late in the evening before you commit to it.
What the corridor gives in exchange is real: national park protection along much of the coast, which constrains what can be built between the development and the sea, minutes to the airport, and a price per square metre well below the west-coast villa belt.
Ownership and the annual cost of a villa
A foreigner cannot hold freehold title to land in Thailand, and a villa is not a condominium unit, so the 49% quota does not apply. The structure will be a registered lease over the plot with the villa building owned in your name, or land held through a Thai company in which you hold shares. A lease registers for a maximum of 30 years at a time, so anything longer is one registered term plus contractual undertakings about renewal.
Have counsel you engaged read who those undertakings bind and whether a successor in title to the land would be bound. On a lease, the resale arithmetic is unavoidable: your buyer acquires only the remaining term, so a lease worth close to freehold on day one is demonstrably worth less at year twenty.
On running costs, budget weekly pool service, year-round grounds maintenance, turnover cleaning across the whole house, and 25 to 30% of gross to a manager if you let it. Roof, pool plant and air conditioning are capital items on known cycles; hold a reserve rather than treating them as surprises. Then ask for the estate’s projected annual charge per villa, how many households fund it, and what happens to the figure while villas remain unsold.
