The word to hold onto is townhouse. These are terraced residences rather than detached villas, and that is precisely why 219 square metres with a pool is available under 16M THB in Cherng Talay. It is a real advantage and it comes with real trade-offs, all of which are answerable before you reserve.
You share walls. Ask which sides, how the party walls are built, and whether there is acoustic separation beyond blockwork. In a three-storey house the answer matters on every floor.
The plot is compact by definition. Ask what the outdoor space measures in square metres, where the pool sits within it, and how overlooked it is from the neighbouring terraces. On a three-storey terrace the upper floors of the house next door look down on your garden unless the design has dealt with it.
Three storeys is a design decision with consequences. Ask where the bedrooms sit relative to the living space and the kitchen, how many flights separate the pool from the main living floor, and whether there is a lift or provision for one. It suits some buyers very well and it rules the scheme out for others; better to know at the viewing.

The residences sit within a larger master-planned development, which means two layers of cost and two sets of documents rather than one.
Ask what the community charges each residence for its shared infrastructure and amenities, separately from anything the terrace itself costs to maintain, how the figure is calculated, and what the developer funds while units remain unsold. Ask for a projection and whatever history exists.
Then ask what is still to be built inside the community boundary, what is approved for the plots nearest to these houses, and on what timetable. A townhouse completing in 2026 inside a community still under construction will have neighbours who are building sites, and the outlook from an upper floor is only durable if the land it looks over is designated open space rather than a future phase.
Ownership and the annual cost
A foreigner cannot hold freehold title to land in Thailand, and a townhouse sits on land rather than in a condominium, so the 49% quota does not apply. Two things go on the register here: the house in your own name, and a lease over the plot it stands on, registered at the Land Office. Nothing about a Thai company changes that. A lease registers for no more than 30 years at a stretch; have counsel you appointed read what is promised beyond it and who is bound.
In a terraced scheme there is an additional set of questions worth putting in writing, because the shared elements are shared by design: who owns the access lane, the drainage, the perimeter and the lighting, who maintains them, how the cost is divided between eight households, and what happens if one owner declines to contribute.
Then budget the house’s own costs: pool service, garden maintenance that runs all year in this climate, cleaning across three floors if you let it, and the manager’s fee if you are not here. Roof, pool machinery and air conditioning all have finite lives, so put a sum aside annually rather than meeting them as they arrive.
