Lakefront property in Phuket rarely comes packaged this well. Serrana Lakefront Pool Villas sits in the Manik-Si Sunthon Cherngtalay area, a pocket of Phuket’s northwestern corridor where you get the connectivity of Bang Tao with a quieter, more nature-oriented setting. The project is built around a genuine lakefront position: villas face water, not a render-only promise of views that disappear once the landscaping matures.

Concept

Starting from 46,500,000 THB, the project sits in the same price band as neighbouring developments in Si Sunthon, but the lakefront positioning adds a scarcity premium that’s genuinely earned. There aren’t many plots left in this corridor where you can build a villa with direct water views, and Serrana occupies one of them.

Architecture

Living areas are organised around the view. The main living and dining space opens fully onto the pool terrace through floor-to-ceiling folding glass, so the default state of the villa is open, inside and outside functioning as a single connected space. Bedrooms are positioned to catch the morning light over the lake, with blackout capability for guests or owners who prefer to sleep late.

Kitchens are fully equipped with European appliances and designed with the full-time resident in mind: generous worksurface, proper storage, and layout that works for cooking rather than just staging. This is a detail that separates villas designed for lifestyle from those designed for brochures.

Location

Bang Tao Beach is approximately 10-15 minutes by car. The international school cluster on the Cherngtalay road is similarly accessible, making this a realistic choice for families who need that infrastructure. Phuket International Airport is roughly 20 minutes north.

The lake itself adds a dimension that beach-proximity alone doesn’t provide: mornings are quiet, wildlife is present (herons are regular visitors to lakefront properties in this area), and the micro-climate around the water tends to run marginally cooler than the beach zones.

Investment Perspective

From a rental perspective, the project’s position and design make it well-suited to the premium short-term rental market. Weekly rates for well-managed lake-view villas in the Bang Tao area have been strong, and platforms serving the high-end rental traveller increasingly feature lakefront and nature-adjacent properties as a distinct category.

For buyers comparing options in the same zone, Nature’s Rest Villa Cherngtalay is a close neighbour with a similar price point but different design emphasis. QAV Residence offers a larger community format at a lower entry price. For context on what to expect from the wider Bang Tao market, our Bang Tao property guide is a useful starting point.

Ten villas, two formats

FormatCountBuilt areaPrice
Three-bedroom8426 to 515 sqm46.5M to 53M THB
Four-bedroom2501 sqm59M and 62M THB

The four-bedrooms are smaller than the largest three-bedrooms and cost more, which means the extra bedroom and the plot are what the step is buying rather than floor area. Ask for the plot area against each of the ten prices — on a lakefront site the frontage is the variable that will not show up in a floor plan, and it is the one that decides resale.

Frequently Asked Questions

The project is designed around the lakefront position, with terraces and pools oriented toward the water. Unit positioning varies, we recommend requesting a site plan to understand which units offer the most direct water frontage.

Foreign buyers can purchase via 30-year leasehold (renewable) or through a Thai-registered company for freehold title. Both structures are commonly used and legally sound. Our team can advise based on your specific situation.

Payment is structured in stages tied to construction milestones, a standard approach for reputable Thai developers. Typical structure is a reservation deposit, contract payment, construction stages, and final payment on completion. We can provide the specific schedule on request.

Serrana's main differentiator is the genuine lakefront position. In the same price band, most projects offer garden or pool views. The lake-facing orientation adds a scarcity element that supports both lifestyle appeal and long-term value.

Ten villas, and the price list rewards the largest three-bedroom

The scheme is eight three-bedroom villas of 426 to 515 square metres between 46.5M and 53M THB, and two four-bedroom villas of 501 square metres at 59M and 62M.

Run those as rates and a pattern appears. The largest three-bedroom lands near 90,000 THB per square metre of built area; the smallest sits closer to 124,000; the two four-bedrooms fall between roughly 118,000 and 124,000. The biggest three-bedroom is therefore the cheapest built area in the development by a wide margin, and it is barely smaller than either four-bedroom.

That is worth pressing on before you choose. If the difference between the formats is a fourth bedroom rather than materially more house, the question becomes whether a fourth bedroom earns the roughly 10M THB between them: in rental terms, whether the local market pays enough more for a four-bedroom villa to cover it, and in resale terms, whether four-bedroom buyers here are more numerous than three-bedroom ones. Ask for achieved weekly rates on comparable three- and four-bedroom villas in Bang Tao rather than accepting the price list’s implicit answer to that question.

Who the four-bedroom is actually for

Two of the ten villas are four-bedroom, and in a Phuket villa scheme that ratio is deliberate. Four-bedroom houses here serve two buyers: a family in permanent residence, and a rental operator letting to multi-generational groups and to two couples travelling together. The two want different things from the same house.

A family wants a fourth bedroom that works as a study or a guest room, and cares about storage, a proper utility area and a kitchen built for daily cooking rather than catering. A group let wants four bedrooms of comparable standing, each with its own bathroom, because a group paying a group rate resents a fourth room that is visibly the worst one.

Walk both four-bedroom layouts with that distinction in mind. If the fourth bedroom is materially smaller and shares a bathroom, the villa is a family house with a spare room and should be underwritten on long-lease rates. If all four are equivalent en suite rooms, it is a rental asset and the weekly high-season rate is the number that matters. The price is the same either way; the income it can produce is not.

Before the first tranche

Establish the plot boundary on the ground rather than on the plan, particularly where it meets the water: the line between your land, the bank and the lake itself decides who maintains what and who may build near it.

Confirm what the developer’s specification includes as standard and what appears as an extra at contract stage. On villas at this level the recurring gaps are landscaping beyond a defined perimeter, pool plant upgrades, the outdoor kitchen and the carport, and each of them can move the delivered price by a seven-figure amount in baht.

A lakefront plot: the checks a standard site does not need

Water frontage gives a protected outlook and photographs that let well, and it introduces two questions worth documented answers.

Levels and drainage. A plot beside water in a monsoon climate needs to sit high enough and drain properly, and that is an engineering matter rather than one of reassurance. Ask what the historical water levels have been, how the plot is graded, and where surface water goes in heavy rain.

Control of the outlook. Your view depends on the water body and the land opposite, neither of which you own. Establish who owns and maintains the lake, whether it is common property of the estate or belongs to a third party, and what the land on the far side is zoned for.

Ask also how the estate handles mosquito control on a waterside site. It is a genuine consideration here and a routine one for a competent manager, and the answer tells you something about how the estate is run.

Ownership and annual costs

A foreigner cannot hold freehold title to land in Thailand, so this is a registered lease over the plot with the villa building owned outright in your name, or a Thai company holding the land. Have counsel you engaged read the renewal mechanics before the first tranche rather than at handover.

On costs, a villa funds alone what a condominium shares, and a waterside garden in a tropical climate grows continuously rather than seasonally. Budget weekly pool service, year-round grounds maintenance, turnover cleaning across the house, and 25 to 30% of gross for full-service management if you let. Roof, pool plant and air conditioning are capital items on known replacement cycles, so set an annual reserve rather than treating them as surprises.

Ask for the estate’s projected annual charge per villa and how many households fund it, since on a boutique lakeside scheme that figure runs well above a large estate’s and continues for as long as you own.
