Before the first tranche

At 56,106,000 THB and above, settle these in writing rather than in conversation.

  • What you register, and over what. A villa is land plus a house, and a foreigner cannot hold freehold title to land here. Confirm the structure — a registered lease, and in whose name the land sits. Land Code Section 96 prohibits nominee holdings.
  • The 30-year limit. A Thai lease registers for a maximum of 30 years at a time; renewal is contractual, not registered.
  • The rosewood specification. The design case rests on genuine timber joinery. Ask which species, from where, and how it is treated for this climate — and get the answer into the finishes schedule.
  • Timber maintenance, annually. Real wood in tropical humidity needs a cycle of attention that render does not. Ask what the developer’s own schedule recommends, and what it costs.
  • The comparison outside the scheme. At roughly 100,000 THB per square metre, ask what comparable Layan villas achieve on the same measure, and whether their figure includes land, landscaping, pool and furniture as this one does.

Who buys at this level

  • A buyer choosing a specific aesthetic. The rosewood palette is the product. Someone who wants a neutral tropical villa can buy one for less.
  • An owner-occupier first, a landlord second. At 56M and above the yield case is thin against the capital; the house has to earn its keep by being lived in.
  • A buyer who values a small scheme. Four villas means no phase two competing with your resale, and a service charge divided four ways.

It does not suit a yield-led investor. Nor does it suit anyone who needs a quick exit: at this price the buyer pool is small, and the sale is a search rather than a listing.

Expressed as a rate, everything sits between roughly 98,800 and 102,100 THB per square metre, a spread of about three per cent across the entire development. The developer is charging a single, consistent price for built area and letting size determine the rest.

That has a specific consequence worth acting on. Since plot differences are not being priced, any variation between the four plots (aspect, level, privacy, distance from the entrance, what each backs onto) is available to you at no additional cost. Walk all four before choosing. It is the highest-value hour in the process and it costs nothing.

It also gives you a clean basis for comparison outside the scheme. At roughly 100,000 THB per square metre you can set this directly against any other Layan villa on the same measure, which is far more informative than comparing headline prices between houses of different sizes. When you make that comparison, check that the other scheme’s figure includes the same things: land, landscaping, pool, and any furniture package.

What the fifth bedroom is for

One villa in four has a fifth bedroom on 621 square metres, at essentially the same rate per square metre as the four-bedrooms. That means the fifth room is being sold at cost rather than at a premium, and the question is whether you want it.

A family of four or five does not use five bedrooms. A rental operator does: group and multi-generational bookings are the least price-sensitive and least seasonal part of the Phuket villa market, and they are priced by capacity. So the fifth bedroom pays for itself if the villa is let and is largely dead space if it is not.

If letting is the plan, walk the layout with a group booking in mind. Count the en suites. Look at whether all five bedrooms are of comparable standing, because a group paying a group rate notices when one room is visibly the worst. Ask for achieved weekly high-season rates on comparable four- and five-bedroom villas in Layan, which is the only evidence that settles whether the extra room earns its keep.

Layan, and what scarcity is worth

Layan is a small pocket between Bang Tao and Nai Thon: a short beach, constrained surrounding land, and very little room for the volume development that has reshaped the corridor immediately south.

That scarcity is the substance of the location argument, and it works in both directions. It supports value, because comparatively little new competing stock can appear. It also narrows the market, because a villa at 56M to 63M THB has a small pool of possible buyers in any given year, all of them well advised, all of them comparing on the same rate per square metre you are being quoted.

Plan the exit accordingly: a negotiated private sale over months rather than a listing that clears, with the documentation a buyer at that level will ask for (lease terms, running costs, maintenance records and any letting history) assembled from the start rather than reconstructed at the end.

Structure and the annual figure

A foreigner cannot hold freehold title to land in Thailand, so ownership is a registered lease over the plot with the villa itself owned in your name, or land held through a Thai company in which you hold shares. Registration runs to a maximum of 30 years in a single term; have counsel you appointed read what is promised beyond it and establish who is bound and whether a later owner of the land would be.

On running cost, a house of 560 to 620 square metres funds alone what a condominium shares, and the figure tracks floor area rather than bedroom count. Ask the developer for its annual estimate per villa, then ask an independent villa manager in Layan what they would quote for a house of the same size. The gap between those two numbers is the most useful figure in the transaction and it is never in the brochure.
