Four-bedrooms of 319 to 453 square metres run 23.9M to 30.9M. And the five-bedroom line spans 261 to 444 square metres and 20.9M to 33M, meaning one of the five-bedroom villas is no larger than the smallest three-bedroom in the scheme.

A five-bedroom house on a 261 square metre footprint is a house with five small bedrooms. That is not a criticism; it is a specific product, aimed at group letting or at a family that wants rooms rather than volume. But it is a completely different proposition from a three-bedroom of the same size, and the price list will not tell you which one you are looking at.

So do the arithmetic yourself before viewing. Ask for the floor plan of each villa with the room dimensions marked, not just the bedroom count, and work out what the bedrooms actually measure once circulation, bathrooms and living space are taken out. Then decide which format you want on the basis of the rooms rather than the number.

The rates, for reference, sit between roughly 67,000 and 91,000 THB per square metre across the scheme, which is a wide enough band that it is worth asking what the top of it is buying.

Ko Kaeo is an address to live at, not to holiday in

The location is the east side of the island, near Boat Lagoon and Royal Phuket Marina, a short run to Central Festival and to the airport road, and roughly twenty minutes from the west-coast beaches.

That combination sells to residents. The tenant and buyer pool here is people who live in Phuket year-round: marina and marine-services staff, business owners, families with children at the eastern and central international schools, and long-term expatriate residents who would rather be near the shops, the hospitals and the airport than near the sand.

It is a weak location for nightly holiday letting and a good one for annual tenancies, and the two are not interchangeable. Ask a local agent what a comparable Ko Kaeo pool villa achieves on a twelve-month lease today, use that as the base case, and treat any nightly projection as an assumption that needs its own evidence.

The east coast also has a different physical character worth checking on site. Much of it is low-lying and some of it was reclaimed or drained, so ask specifically where surface water goes on the plot in heavy rain, what the road outside does in the monsoon, and whether the scheme has a history worth knowing about. A visit during the wet season answers all three at once.

Ownership and running cost

What is being sold here is the villa itself, held outright in your own name, over a lease of the plot registered at the Land Office. A Thai company presented as the freehold version of the same house is not one: shareholders recruited so that the ownership arithmetic works, rather than to run a business, put the company squarely inside what the Land Code forbids, as what a foreign buyer can and cannot hold here sets out. Registration runs to 30 years at most in a single term, and everything beyond that is contractual: read who is bound by the renewal promises and whether a later owner of the land would be.

For running costs, a villa carries alone what a condominium splits between hundreds of units. Expect weekly pool service, grounds maintenance that never stops in this climate, and cleaning that scales with the number of bedrooms and bathrooms if the house is let. Add a manager’s fee on top of that if you are not here to run it yourself.

The capital items (roof, pool plant, air conditioning) have known replacement intervals, so set aside an annual sum against them rather than absorbing each one as it arrives. Then ask what the scheme charges per villa for the road, the gate and the shared landscaping, how that figure is worked out, and who funds the shortfall while villas are still unsold.
