Design-led means a narrower buyer pool. The planting and the architectural language are why people buy here, and they are also why the eventual buyer is someone specific rather than anyone. That rewards patience and punishes a forced exit.
Planting is a running cost, not a fixed feature. A scheme that depends on mature greenery depends on someone funding and maintaining it. Establish who, and for how much, before the first year.
Inland lets to residents. The reliable tenant is someone who lives in Phuket, on an annual lease. Ask for a real tenancy record from a comparable house rather than a nightly projection.
A small scheme has thin price evidence. Few comparable transactions means valuing at exit is judgement rather than arithmetic, in both directions.

Premium pool villas in the Bang Tao / Layan corridor typically achieve 6-8% gross rental yield annually with professional management. The area has some of Phuket's highest occupancy rates, supported by both short-term tourist rental and longer-stay expat demand.
Seven villas, and a 53% spread across the three-bedrooms
The list is six three-bedroom villas of 302 to 337 square metres from 12.9M to 21.9M THB, and one four-bedroom of 391 square metres at 24.9M.
Run those as rates and the three-bedrooms range from about 42,700 to 65,600 THB per square metre, with the four-bedroom at roughly 63,700. A spread of more than half, across six villas of near-identical size, is not explained by the buildings.
So it is either the land or what is included, and both are answerable in writing. Ask for the plot area against each price, in square wah as well as square metres. Ask for the specification differences as a schedule rather than a description: kitchens, sanitaryware, glazing, air conditioning, pool finishes. And ask what the higher prices bundle in: landscaping beyond a defined perimeter, an outdoor kitchen, a carport, pool heating, a furniture package.
The bottom of that range is notably cheap for a 300 square metre pool villa within reach of the Layan and Cherng Talay corridor, which is worth understanding rather than simply enjoying. Walk the cheapest plot and the dearest on the same visit and see what separates them. If nothing is visible from the ground, the entry villa is the better purchase by a wide margin. If something is, you have found what the premium is for, and so will your buyer.
What an inland address means for the income
The location is inland of the coastal belt, so the beach is a drive rather than a walk. That should set the income model rather than qualify it.
The tenants inland are the people who work in the corridor: school and hospital staff, hotel and hospitality management, marine professionals, families on relocation postings. They take six and twelve-month leases. That income is lower than a coastal high-season night and it arrives every month, with almost none of the changeover cost and almost none of the seasonal exposure.
Ask a local agent what a comparable inland pool villa achieves on a twelve-month lease today and build the base case from that figure. A nightly forecast attached to an inland address is a claim, and it should come with its own supporting figures.
The standing caveat is the pipeline. This part of Thalang has been developing quickly, so ask what the land immediately around the scheme is zoned for, and what is under construction or permitted within a kilometre, particularly anything your villa’s garden currently backs onto. A green outlook that depends on someone else’s empty plot is a temporary asset unless the zoning says otherwise.
Structure and running cost
Thai land is closed to foreign freehold, and a villa is not a condominium unit, so the 49% allowance never enters the picture. What is sold is a lease registered over the plot, with the house in your own name. A company owning the land instead is presented as the equivalent and is not: where the Thai shareholders were gathered to make the percentages work and take no part in any trade, the Land Code treats the company as a nominee for the foreign buyer. The limits on foreign ownership sets them out, and any structure of that shape needs counsel you appointed rather than the seller’s. Thirty years is all a single registration carries, so anything longer rests on contractual promises about renewal; have counsel you appointed establish who gives them and whether a later owner of the land is bound.
On cost, the annual figure follows floor area rather than bedroom count. Ask the developer for its estimate per villa, then ask an independent villa manager working the corridor what they would quote for a house of the same size. Ask separately what the seven households pay between them for the access lane, the gate, the lighting and any shared landscaping, and what the developer funds while villas remain unsold. On a seven-plot scheme a single unsold villa is a seventh of that budget.
