Three price tiers, and only one of them is a market

The list separates cleanly. Three-bedroom villas of 268 to 323 square metres run 43.8M to 60.5M THB. Four-bedrooms of 389 to 451 square metres run 65.3M to 101.8M. Three five-bedrooms of 639 to 1,002 square metres run 126M to 182.6M.

As a rate they cluster tightly (roughly 163,000 to 226,000 THB per square metre across every format), so the developer is charging a consistent price for built area and the headline differences are almost entirely size. That is honest pricing and it makes comparison straightforward. What it also means is that the three tiers face completely different markets on the way out.

A 44M THB three-bedroom sits in the most active part of the Phuket villa market. There are buyers, there are comparable transactions, and a well-presented house at a sensible price finds one within a normal selling period.

A 100M THB four-bedroom is thinner but real, and it is where the international relocation and second-home money sits.

A 182M THB, 1,000 square metre five-bedroom is a trophy asset. The rate per square metre is defensible; the number of people looking for that particular house in this particular place in any given year is very small. That is not an argument against buying it, but it is an argument for treating the holding period as multi-year and the exit as a negotiated private sale rather than a listing that clears.

Decide which of the three markets you are entering before you choose the plot, because the plot decision follows from it rather than the other way round.

What 226,000 THB per square metre is paying for

The top of the range is roughly forty per cent above the bottom on the same measure, and on a scheme like this that premium is position: outlook, frontage, level, privacy from neighbours, and how far the villa sits from the entrance and the shared facilities.

Ask which specific attribute each premium plot carries and then verify it standing on the land, on the same visit as a plot from the bottom of the range. Anything that is not visible from the ground will not be visible to your buyer either.

Ask separately what the price includes at each tier. Where a developer sells the same product line at a wide range of prices, the gap sometimes conceals a furniture package, landscaping beyond a set perimeter, pool heating, an outdoor kitchen or a carport bundled into the higher figures. Those are worth having and they are not worth land money, and the schedule of inclusions should be a document rather than a conversation.

Ownership, and the diligence a 44M to 182M commitment justifies

A foreigner cannot hold freehold title to land in Thailand, and a villa is not a condominium unit, so the 49% quota has no application. The structure will be a registered lease over the plot with the villa itself owned outright in your name, or land held through a Thai company in which you hold shares.

Thai law registers a lease for a maximum of 30 years at a stretch, so a longer arrangement is one registered term plus contractual undertakings about what follows. At this level the identity and durability of the party giving those undertakings is central rather than incidental diligence: establish who is bound, whether a successor in title to the land would be bound, and what happens if that party sells the land or ceases to exist.

Engage your own counsel rather than one introduced by the seller. On a commitment in this range the fee is immaterial against the exposure, and the questions worth asking (the title history of the land, any registered encumbrances, the developer’s corporate structure and its other obligations) are ones a buyer’s lawyer asks and a seller’s does not.

What a house of this size costs to keep

Running costs scale with floor area, and at 268 to 1,002 square metres they scale a long way.

Budget continuous rather than seasonal grounds maintenance, weekly pool service on a pool sized for the house, air conditioning across the whole floor plate in the hot months, and turnover cleaning proportionate to the number of bedrooms and bathrooms if you let it. A full-service manager will take a substantial share of gross. Roof, pool plant and air conditioning are capital items on known replacement cycles, so hold an annual reserve rather than meeting each one as a shock.

Then ask for the estate’s projected annual charge per villa, what it covers, how it is apportioned between villas of very different sizes, and what the developer covers while villas remain unsold. On a scheme with thirteen houses spanning a four-fold range in size, the apportionment basis is worth reading rather than assuming.
