Ask the sales office for the full price list as a dated document: every unit, its plot area in square wah, its built area, its price, and the date the list takes effect. Then work the rate per square metre out yourself, line by line. Where two units of similar size carry very different prices there is an explanation, and it belongs in writing.

Two houses on the current list share the same 926 sq m built area: one is a four-bedroom at 98,000,000 THB, the other a five-bedroom at 75,000,000 THB. A 23,000,000 THB gap that runs against the bedroom count will be the plot, the position or the inclusions, and each of those should reach you as a schedule rather than as a remark on a viewing.

Then walk the two closest in size on the same visit. If the difference is visible from the ground it is defensible and your buyer will see it too. If it is not, the cheaper of the two is the better purchase, and that is the kind of gap that rarely survives a second look at the price list.

What a large villa commits you to

Budget the 463 sq m house and the 926 sq m house as two separate propositions. Both carry four or five bedrooms on the current list, so the bedroom count tells you nothing about the annual bill while the floor plate tells you almost everything. Expect a private sale conducted over months. Start the file at reservation: registered lease years remaining, the Q1 2027 handover documents and snagging list, every estate charge invoice, and any letting statements in full rather than a summary sheet.

Decide the holding period before signing, not afterwards. Money that may be wanted back inside five years is a poor fit for a 36,000,000 THB entry into a six-house scheme, whatever the house itself is like.
