At 39,500,000 THB and up, ask what a villa in the same corridor at a materially lower rate per square metre does differently. If the answer is not visible in the finishes schedule, the rate is buying scarcity rather than substance, which can be a fair trade but should be a conscious one.

Ask it directly and ask for evidence rather than adjectives: what the specification is, item by item, against a comparable villa in the same corridor at a materially lower price; what the plot sizes are; what is included that a cheaper scheme charges for; and what the estate provides. Then go and see both. A premium that is visible when you stand in the two houses is one your buyer will also see; a premium that only exists in the brochure will not survive a resale valuation.

Whether the rate per square metre holds steady across the formats is worth working out from the price list yourself, because a flat rate across sizes means the developer is charging for finish and address rather than for size or plot. Either way, the comparison against other schemes in the corridor is the decisive piece of work.

Five bedrooms, and what the format is for

Three of the eight are five-bedroom villas of 383 to 452 square metres. A family of five does not use five bedrooms and few resident buyers want to run a house of that size, so the format points at group and multi-generational letting. Whether that segment is less seasonal or less price-sensitive here is a claim to test against real booking records rather than accept from a brochure.

It only works if the rooms are genuinely comparable. Read the floor plan as a group would arriving on a Friday: count the en suites, check that every bedroom has a window worth having and that none reads as a staff or children’s room, and confirm the living and dining space seats everyone the house sleeps.

Underwriting a five-bedroom needs booking records from houses of the same size nearby, week by week and including the monsoon months, because at 383 to 452 square metres you are pricing against the largest rental houses in Bang Tao and not against the four-bedroom average. Floor area drives the annual bill, and the spread across these eight is wide: 293 square metres at the bottom of the list, 452 at the top. An estimate quoted as one figure for the estate therefore prices a house nobody is buying. Get it against the specific villa in writing, then have a villa manager working in Thalang price the same house independently and read the gap between the two.

On the exit, a premium-rate scheme sells to a narrower pool than a mid-market one, and the villas most like yours will be the other seven. Take the better plot rather than the discount, stay ahead of the estate on upkeep, and keep the paperwork: lease terms and remaining years, running costs, maintenance record, letting statements. Between two comparable houses the one that can prove its history goes first.
