Chiang Mai is the one Thai city where a foreign buyer chooses between a mountain and a moat rather than a beach. Its condominiums sit in the city district, from the old town and Nimmanhaemin to Chang Khlan by the river and the ring-road districts of Pa Daet and Fa Ham, and in Hang Dong toward the airport. Most are low-rise; the towers are few and recent.
The buyers are long-stay residents, remote workers, students and retirees, and the market is Thai first: the foreign quota is rarely the constraint, the developers are Bangkok groups such as Sansiri and northern ones such as Ornsirin and Karnkanok, and most buildings on this page are completed.
Every card is a passport of facts, not a brochure. We record what the developer or the listing agent states, with the source and the date we read it, and where a fact is missing the card says so.

A condominium unit in a registered building can be owned freehold by a foreigner within the 49 percent foreign quota of the building, with the price paid from abroad in foreign currency and recorded on a Foreign Exchange Transaction form. The law is the same in Chiang Mai as in Bangkok or Phuket.
Whether a building still has foreign quota, and whether it is a registered condominium rather than an apartment block sold on lease, are the two questions to put to the developer before a reservation fee. The guides linked below explain the quota and the transfer.
Each card is a passport: the facts a developer or listing agent publishes, with the source and the date we read it. Prices move between phases, so a price from is a starting point for a conversation, not a quote.
We hold no developer photographs for these projects yet, so cards carry a plain placeholder rather than another scheme’s render. Where a field is missing, the card says so; ask us and we will get it from the developer.
Yes, freehold, within the 49 percent foreign quota of the building, paid for with funds sent from abroad. Chiang Mai's buildings sell mostly to Thai buyers, so the quota is rarely full; ask the developer for the figure in writing anyway.
The cards on this page start at the lowest price from that the developers quote, from small units in the ring-road districts to river-view towers in Chang Khlan. Each card carries the date its price was read; ask for the current list before comparing two buildings.
Nimmanhaemin and Chang Phueak for the cafes, the university and the walkable city; Chang Khlan for the river and the Night Bazaar; Pa Daet, Fa Ham and Mae Hia on the ring roads for the entry prices; Hang Dong for a low-rise building near the international schools and the airport.
