The sections below show where the buildings are, what letting one involves, the quota question in an older resort building, and who builds here.

Nong Kae and Khao Takiab, or the town centre

Nong Kae is the southern half of Hua Hin, from the Hilton and the night market down past Khao Takiab, the temple hill at the end of the beach. It holds the town’s newer condominiums along the beach road and Petchkasem Road, the Market Village and Bluport malls and the international hospitals, and it is the part of the resort closest to the beach on foot. The district table shows how many of these buildings are there.

The town centre itself has few developer projects, because the land around the station, the clock tower and the pier is already built. Cha-Am, a separate beach town to the north, has a few large buildings of its own. Most buildings on the page are mid-rise; the tallest states 31 floors.

Two cautions from our guides. Beachfront is often implied in a listing rather than stated, so walk the metres to the sand yourself. And the nearest building to the beach is not always the right one: the retirees guide observes that a building ten minutes inland with a lift, covered parking and a walkable market often suits a retired couple better.

What renting out a Hua Hin condo involves

Hua Hin’s demand is domestic first: weekend families from Bangkok, retirees and long-stay foreign residents. That points letting toward monthly and seasonal tenants rather than nightly guests, and the law points the same way. Stays under 30 days are hotel business under the Thai Hotel Act unless the building holds a licence, as our Phuket vs Hua Hin comparison notes.

For evidence, the property guide recommends asking for a twelve-month tenancy agreement on a comparable unit, not a nightly rate card. Its cost list is management at 10-15 percent of rent, the juristic office’s common-area charge per square metre, and 15 percent withholding on rent for a non-resident owner. We publish no yield for Hua Hin, because Thailand keeps no letting register to base one on.

The foreign quota in an older resort building

A foreigner may hold a Hua Hin condominium unit freehold within 49 percent of the building’s total floor area, and the building’s juristic person holds a dated statement of how much of that allowance remains. Ask for that letter before price is discussed: the property guide points out that Hua Hin’s older resort buildings have had decades for the quota to fill, and the retirees guide reports closings blocked by a foreign quota available claim with no juristic letter behind it.

Because 19 of these 20 buildings are already finished, most purchases here are of standing stock, either a resale or the developer’s last units. The quota position is therefore a fact you can check today rather than a promise about registration years from now.

What to look at in a Hua Hin resort building

Many of these buildings were sold as holiday homes and are run like small resorts, with a pool, a garden and a front desk. That suits an owner who will be away for months, and it costs money every month. Ask how many units are let through the building and how many owners live there year round, because a building of absent owners and short-stay guests feels different from one of retired residents.

Who builds condominiums in Hua Hin

Bangkok’s listed developers stand beside local ones on these cards. Developers with more than one building on this page: Sansiri (4), Issara United Co.,Ltd. (2), LPN Development (2), Proud Real Estate (2). Whoever built yours, ask for the last two years of the juristic person’s accounts and the sinking-fund balance before you buy, since in a finished building the state of the common parts is what you inherit.

Scale varies more than the skyline suggests. Cha-Am holds some of the largest schemes on the page, one of them stating 989 units over 20 floors, while several Nong Kae buildings are low blocks of a few storeys. The median entry price here is 3,545,000 THB, against 5,066,250 THB across 112 Phuket condominium projects on this site; set the unit size and the distance to the sand beside the price before comparing the two.

Frequently Asked Questions

Hua Hin is not a high-yield market; our guide describes it as suiting buyers who value stability over maximum income. Demand is mostly domestic and long-stay, so plan on monthly tenants and ask for a real twelve-month tenancy on a comparable unit before counting on income.

By asking for the juristic person’s dated letter on the remaining foreign share of floor area before discussing price. The older resort buildings are the ones where the 49 percent allowance has had time to run out.

Mostly finished buildings: 19 of the 20 here are completed and 1 under construction. New launches are few, which is why most purchases are of completed units.

Most of the buildings here are in Nong Kae, the beach end of town by Khao Takiab. Distance to the sand varies building by building, so walk it yourself.
