Hua Hin builds houses, not towers. The royal resort three hours south of Bangkok has kept its skyline low and its market inland: single-storey pool villas and two-storey estate homes on flat land west of Petchkasem Road, in Hin Lek Fai and Thap Tai, ten to twenty-five minutes from the beach, with a smaller ring of estates in Cha-Am to the north and Pran Buri to the south. National builders such as Supalai stand beside dozens of small local developers.

The sub-district decides the drive. Nong Kae is the beach end of town by Khao Takiab; Hin Lek Fai is the flat land toward Black Mountain where most new estates are; Thap Tai is the countryside along Sois 88 to 112 with the lowest prices and the longest drive; Cha-Am and Pran Buri are separate towns with their own beaches. How a foreigner holds Hua Hin villas and houses

A house sits on land, and a foreign individual cannot hold Thai land freehold. In Hua Hin the usual structures are a registered 30-year lease of the plot with the house owned outright, or a Thai company that holds the land with the buyer as shareholder and director. Estates built for Thai families often quote a freehold price, which applies to a Thai or corporate buyer; the foreign buyer takes the same house on a lease.

Which structure a project offers is stated on the card only when the developer states it. On most Hua Hin listings it is not, so settle the structure with the developer and your lawyer before any deposit. The guides linked below explain the 30-year lease and the company route.
